VIEW FROM THE BRIDGE

00405382.jpgRoco G.C. Corp. installed plumbing and fire-safety equipment in a building owned by Bridge View Tower.

When Roco wasn't paid for its services, a mechanic's lien was filed against the property after it was converted into a condominium development. While the lien listed an address, incorrect block and lot numbers were supplied.

After Bridge View sought to have the lien vacated because of these (and other) errors, Roco was given permission by the Kings County Supreme Court to correct the deficiencies and file an amended lien.

Since the proper procedures (like getting the "unanimous consent of the unit owners") hadn't been followed, the Appellate Division, Second Department, found the lien to be "invalid" as a matter of state law, and that the cancellation request should have been granted.

They sure showed no lieniency there.
