Although Paul O. Hynard sued his former tenant for $14,448.00 in back rent, the City Court of Yonkers only awarded him $7,836.78.

Because a state law--CPLR § 4213(b)--requires a trial court to "set forth 'the facts it deems essential'" in arriving at an award, and the judge in this particular case hadn't provide the basis for his determination, the Appellate Term, Second Department, reversed and sent the case back for a new trial.
